This house was a Bungalow, (One Floor Home), which was converted into a two story home. The roof was removed along with the entire interior of both the basement and main floor right down to the base masonry walls. The only items left intact were the first floor exterior walls and joist, the basement foundation walls and concrete floor. The exterior main floor walls were originally constructed of 8" masonry, which is an ideal structure for adding a second floor on top. We installed all new Electrical, Heating/Air Systems, Plumbing from the basement drains and up, Insulation, Drywall and Trim Etc. When choosing the material to construct the 2nd floor we choose Wood I Joist, which are engineered to span further than conventional joist. The longer the span the deeper the joist is. This floor system is also nicknamed, "The Silent floor", as it does not squeak like conventional joist because it does not shrink like conventional joist. As well all our floor plywood is glued and screwed to the joist.
